Core: A diversified core strategy investing in income producing, well-occupied and well-located commercial properties. Utilizes low financial leverage and takes little development risk.
Core-Plus: A core-plus strategy investing in institutional quality commercial real estate typically acquiring properties with below-market occupancy or risk-mitigated new developments. Utilizes modest financial leverage.
Value-Added: A value-added strategy with majority of investments in existing, high quality assets, although a significant portion of the investments have exposures to leasing and/or development risk. Fund returns may be enhanced by a higher level of leverage and more rapid turnover of assets. |
